The Letting Process Explained
In order to let a property, all tenants will need to go through the Application Process detailed below:
1) Once you have found a suitable property, you will be required to pass a credit check and the employee & previous address referencing process which can take between 48 and 72 hours. If your income is low or you have not been in your job a long time you may have to find a guarantor.
2) Once you have passed the credit checks we will arrange a move in date and a convenient time for you to sign the Tenancy Agreement. Anyone over the age of 18 must be on the Tenancy Agreement. At the point of signing the Tenancy Agreement, you will also receive the following documentation:
- A copy of the annual Landlords Gas Safety Certificate, Tenancy Agreement and Section 21 Notice (legal notice stating vacation date)
- Inventory (if applicable)
- Details of the repair line
- Business card with details of your personal Lettings coordinator
- Standing Order Mandate
- Landlord details for future reference (if required)
3) Once you have moved into your property, you will be required to take meter readings for all utilities & inform the relevant utility companies of your new occupation.
On all properties managed by UKPA, we are on hand during your tenancy if faults or repairs need reporting or if you require advice regarding your tenancy.
